Annuity calculator

Solve any one annuity value, payment, present or future value, rate, or term, from the other four, with a full per period balance schedule.

This tool is in beta

Still being tested. If a result looks wrong, tell us.

Report a problem

Fill in the four known values to solve the fifth.

The closed forms are the same ones Excel and Google Sheets use for PMT, PV, FV and NPER, so answers line up with a spreadsheet. When you solve the interest rate there is no closed form, so the tool narrows a fixed search range by bisection until the four given values balance; the same applies to a solved term when the answer is not a whole number of payments. What it does not do: fees or charges, tax, index-linked or stepped payments, overpayments, payment holidays, or day-count date arithmetic. Interest compounds once per period, and the annual rate is nominal, not effective.

All amounts are entered positive; the direction handles the signs. Rates are nominal annual figures, capped at 100 %. Terms are capped at 1,200 payments, which is what the schedule below prints in full. Money stays within ±1,000,000,000,000.
