Amortization schedule calculator

Build a month or year by year loan amortization table with extra payments and see the interest and months they save, exported as CSV.

Report a problem

Enter an amount, a rate, and a term to build the schedule.

This is a fixed-rate, fixed-payment loan: the payment is the standard payment for the full term and never changes, every extra payment goes straight to principal, and each month's interest is recomputed from the remaining balance, which is where the saved interest and months come from. It does not model escrow, taxes, insurance, fees, rate changes, or prepayment penalties, and it rounds nothing behind your back: totals are computed unrounded and only the display rounds to cents.

Optional, YYYY-MM between 1900 and 2100

Leave "until payment" empty to keep the monthly extra running until payoff. A yearly extra lands on payment 12, 24, 36, and so on.

One per line: payment number, amount. Up to 24 lines

Rates up to 100 %, terms up to 720 months (60 years). The scheduled payment never changes; extras land on principal and the interest on later months drops with the balance.
