Your files stay on your device NPV calculator Discount a stream of yearly cash flows at your rate to get net present value, IRR, discounted payback, and a year-by-year schedule. Enter an outlay and yearly flows to value them. A positive NPV at your discount rate means the project returns more than that rate after recovering the outlay; a negative one means it does not. The discount rate is the whole game: it should be your opportunity cost, the return the same money would earn elsewhere at similar risk, not a round number picked for comfort. IRR hides scale and assumes reinvestment at the IRR itself, and when the flow sequence changes sign more than once there can be several IRRs or none; the sign-change count above says which situation you are in. Payback ignores everything after the outlay is recovered, which is exactly why the discounted version matters. No tax, inflation, or financing effects are modeled, and no external data is fetched: every number comes from the inputs on this page.
